About Collins Roofing and Repair in Forestbrook: Everyday Roofing and Storm Roofing Between US 501 and the Waterway

Collins Roofing and Repair provides everyday roofing and storm roofing to Forestbrook homeowners, from a single lifted vent to a full replacement.

We are the same team behind our roofing company in Conway, serving Conway and the surrounding Horry, Florence and Marion County communities for more than 15 years.

Our office on Labonte Street in Conway is about 9 miles from Forestbrook in a straight line, one of the closest communities we serve. US 501 runs from Conway right along Forestbrook’s northeast edge.

Everyday Roofing in Forestbrook

Many Forestbrook homes went up in the 2000s and 2010s. Their roofs are still young enough to save, which makes a good repair worth a lot. Most calls start with a lifted vent, a missing shingle or a stain on a ceiling.

Collins Roofing and Repair traces the leak to its source and quotes a roof repair when the roof has life left. When it doesn’t, we quote a roof replacement and show you why.

"Came out to a roof leak call and started off with upstanding call center for scheduling and awesome follow up the day before they were supposed to come out ... found that one of my vent had been lifted up due to wind repaired it with some caulk"

Storm Roofing in Forestbrook

Forestbrook sits between US 501, SC 31 and the swamps that drain to the Intracoastal Waterway. That location brings wind, falling pines and, in the worst years, floodwater.

When a storm opens your roof, Collins Roofing and Repair tarps it, photographs the damage and repairs it through our storm damage repair service.

The Truth About Hiring a Roofer in Forestbrook (And How Collins Roofing and Repair Fixes It)

After a storm like July 2026, Forestbrook gets knocked on. Some of the people knocking are good roofers. Plenty are not.

The Problems Forestbrook Homeowners Run Into

Storm Chasers Selling Whole Roofs

A 65 mph gust can strip a few rows of shingles off one slope. Door-to-door crews often price a full replacement for that, and some are gone before a warranty question ever comes up.

How Collins Roofing and Repair Solves It

Collins Roofing and Repair is a licensed and insured South Carolina roofing contractor with a permanent office in Conway, and we hand you documentation before work begins. We photograph the damage and price the repair that fits.

Young Roofs Replaced Too Soon

Most Forestbrook homes were built after 2000. A roof that age with storm damage on one side often has years left once it’s repaired.

How Collins Roofing and Repair Solves It

Your service rep checks the whole roof, not just the damaged area, and tells you honestly whether a repair or a replacement makes sense. You see the photos either way.

"Josh was extremely professional and knows his trade. Knowledgeable and curtious."

Hidden Damage From a Fallen Tree

When a pine hits a roof, the dent you see from the yard is the small part. Cracked rafters and split decking can sit under shingles that look fine.

How Collins Roofing and Repair Solves It

We check the decking and the attic around the impact, tarp the opening the same visit when it’s safe, and write the repair scope from what we actually find.

What You Actually Need From a Forestbrook Roofer

  • Fast tarping. Water gets in fast once a storm opens the roof.
  • Photos of every issue. Before and after, so you know what was fixed.
  • An honest repair or replace call. Especially on a roof under 20 years old.
  • The county permit handled. Forestbrook is unincorporated Horry County.
  • A written warranty. Labor terms in writing, plus the manufacturer’s material warranty.

Forestbrook Weather, Storms and Flooding: What Collins Roofing and Repair Sees on Local Roofs

Forestbrook has had a rough run of weather. Since 2016 it has seen two record Waccamaw River floods, a tornado, a 65 mph gust and trees on homes, plus a long history of Socastee Creek flooding.

What Each Forestbrook Weather Threat Does to a Roof

Thunderstorm Wind

The 65 mph gust on July 11, 2026 is strong enough to break shingle seal strips and peel tabs off by the row, especially on roofs 15 years or older. Ridge caps and vents go first.

Trees on Homes

On May 11, 2026, storms dropped a tree on a house along Watergate Drive and another on a home near Highway 17 that caused major damage. Tall pines are everywhere in Forestbrook, and a falling trunk can split decking and rafters.

Hail

The May 11 storms produced 1.75 inch golf ball hail in northern Horry County, near Loris. Hail that size bruises shingles and knocks off granules. If a storm with hail passes over your street, a free inspection tells you whether your roof took hits.

Tornadoes

The December 17, 2023 EF1 tornado crossed the Intracoastal Waterway and touched down again on Arrowhead Country Club property. Debris broke windows and damaged roofs at nearby apartments. A Forestbrook home security camera caught it on video.

Forestbrook Flooding: The Waccamaw River and Socastee Creek

Forestbrook’s other weather problem is water. Flooding here comes from two directions: the Waccamaw River system backing up the Intracoastal Waterway, and Socastee Creek, which drains much of the area.

Hurricane Matthew, 2016

Matthew pushed the Waccamaw River at Conway to 17.87 feet, the highest crest on record at the time. The flooding spread north along the Intracoastal Waterway from Bucksport into Socastee, right next door to Forestbrook.

Hurricane Florence, 2018

Florence broke Matthew’s record, cresting the Waccamaw at Conway at 21.16 feet. Days later, the Intracoastal Waterway rose into Forestbrook neighborhoods near Burcale Road, about a foot a day by one resident’s count. Ed Smith Avenue, off Forestbrook Road, was nearly fully flooded.

Socastee Creek

In 2021, a state representative secured a $1 million earmark for a flood bench on lower Socastee Creek to cut flood risk for Forestbrook residents. The bench could lower flood levels for about 160 homes, with a culvert at McCormick Road planned next.

What Flooding Means for Your Roof

A flood doesn’t come through the roof, but it leaves the house wet for weeks. After a flood, your service rep checks the attic for moisture, rusted nails and mold on the decking, which can shorten the life of the roof above.

How Collins Roofing and Repair Builds Roofs for Forestbrook

  • Wind-rated installs. Correct nail patterns and sealed starter and ridge courses.
  • Tree checks. We point out overhanging pines during your free inspection.
  • Attic moisture checks. Especially on homes that flooded in Matthew or Florence.
  • Before and after photos. You see the fix without climbing a ladder.
  • Fast storm response. Emergency tarping when a storm opens your roof.

Forestbrook Permits, HOA and Code Rules: How Collins Roofing and Repair Handles Them

Forestbrook is unincorporated Horry County. Your roof permit goes through the county, not the City of Myrtle Beach, even if your mail says Myrtle Beach.

The Horry County Building Permit

Horry County Code Enforcement issues building permits and inspects work in unincorporated Horry County, including Forestbrook. Here is what matters for a roof:

  • Where the office is. 1301 Second Avenue, Suite 1D09, Conway, open Monday to Friday, 8 a.m. to 5 p.m. The phone is 843-915-5090.
  • Online portal. The county’s EnerGov self-service portal handles inspection scheduling, payments and permit records.
  • The shingle rule. The county’s permit page says the permit requirement does not apply to replacing shingles unless structural sheathing is to be replaced.
  • Storm repairs change the answer. When a tree breaks decking or framing, that structural repair needs a permit.
  • Fees. The county bases alteration permit fees on appendix B of the 1997 Standard Building Code, plus zoning fees.

Flood Zone Rules

Horry County Code Enforcement also enforces the county’s floodplain rules. A roof replacement alone usually doesn’t change your flood status, but major storm repairs on a home in a flood zone can draw extra review, so check with the county before big structural work.

HOAs in Forestbrook

Some Forestbrook communities, including gated neighborhoods like Harborview, Boardwalk on the Waterway and Double C Ranch, and newer subdivisions such as Forestbrook Estates, may have rules about roof color and material. Check your covenants before you choose a shingle.
